There are 17 apartments now sold out in Stage 1 North and there are 20 apartments in Stage 2. A further 6 townhouses will complete the development.

The apartments each have a freehold strata unit title. (They are not leasehold).

You will need a 10% deposit payable on signing a Sale and Purchase Agreement. The balance of the purchase price will not be needed until completion and settlement time.

The deposit is held in the trust account of the vendor's solicitor until such time as the apartment is completed, a title is issued when settlement is called for.

Your deposit can only be used for the purchase of your apartment and cannot be used by the developer.

The construction contractor is being short listed for a start in the second quarter of 2015. Completion date is expected to be mid-late 2016.

A Resource Consent has already been issued by Auckland Council.

All unit title buildings are also required by law to have a Body Corporate Manager. For North the BC Manager will be Barfoot & Thompson. They (with direction from owners) are responsible for the administration and general running of the building, insurance of the building, maintenance of all the common areas and the maintenance of the building itself.

Your property is fully insured for full replacement in the case of disaster. This does not include contents insurance. The Body Corporate fees are outlined in the brochure.

There is no live-in building manager but there will be an off-site manager to attend to minor maintenance issues etc.

Depending on which apartment you purchase you will be allocated one or two secure carparks in the basement parking area. The price of these is included in the cost of your apartment.

Pets are allowed subject to the Body Corporate approval and Body Corporate rules. These rules are based on common sense and up to you as the apartment owner to ensure your pet does not interfere with the enjoyment of other apartment owners.

The building has a fully integrated security system that covers the car parking level through to the top floor, only allowing access to designated residents and their guests.

A fire, security and alarm system is installed in each apartment and throughout the common areas of the building.

Stringent sound proofing requirements and codes ensure that sound proofing between apartment walls and the common areas is of the highest studding.

There is a schedule which sets out the likely scope of the guarantees to be provided by the builder and other contractors which upon completion will be handed over to the Body Corporate.

All apartments at North are wired for telephone, high speed internet and Sky to all living and bedroom areas. All apartments are linked to a central distribution for satellite television reception with owner supplied decoders.

The purchase price stated in your Sale and Purchase Agreement is your apartment price and cannot be increased by the vendor. The purchase price includes goods and services tax.

The vendor has the right to increase the purchase prices of any unsold units at any time without notice.

Purchasers will be kept informed of progress during construction by way of newsletters and updates on the project website.
